Modus One was founded on something our team saw repeatedly inside major operators: organisations that are excellent at building and holding residential assets are often not set up to lease them. Lease-up is needed intensely for a period, then not at all — so building a permanent team for it rarely makes sense. Borrowing one usually does.

So we are the team you borrow. We embed at mobilisation, drive the scheme to full occupancy, and stay until it is stabilised — then hand back cleanly or continue as your operator. Our lettings teams are permanent, salaried staff, never subcontracted, and every engagement is led by a named director who stays with the scheme from start to finish.

A viewing is where a prospective resident decides whether Build to Rent is worth paying for. Whoever is standing in that room needs to be able to explain the tenure — not just show the apartment.

Build to Rent is not buy-to-let with a concierge. It offers longer security of tenure, a professional landlord obliged to maintain, protected deposits and repairs with a service level — a better offer than much of the private rented sector, yet often sold as though the only difference were a gym. Our teams sell the tenure, not just the unit: what happens at renewal, how quickly repairs get done, and who answers the phone on a Sunday.

The same applies across the living sectors. A PBSA applicant and their guarantor are often committing from abroad, sight unseen; an affordable-tenure resident wants confidence the landlord will meet its obligations. In every case, the conversation — not the brochure — is what converts.

A client engages Modus One so that residents, investors and regulators see only their brand. Publishing a logo wall would tell the market precisely which organisations outsource their lettings function — which is the one thing a white-label partner exists to prevent. A firm that names its clients to win the next one has already shown you what it will do with your name.

Where a client has no established consumer brand — a first scheme, a new venture, a joint venture yet to be named — we will front the scheme directly, under a marque of your choosing. What we will not do is put our own name on it. The principle is unchanged: the resident meets the scheme, never the operator behind it.

How does white-label delivery actually work day to day?

Our teams are trained on your brand voice, systems, and escalation protocols before go-live. Residents, investors, and regulators interact with your name at every touchpoint — phone, email, and site visits included. Our involvement is disclosed only where required by law or your governance framework.

What compliance frameworks do you operate to?

For Registered Provider clients, our processes are aligned to the Regulator of Social Housing's Consumer Standards, Awaab's Law response timeframes, and the Decent Homes Standard. We are registered with the Information Commissioner's Office (registration no. ZB969438), and all resident data is handled under UK GDPR.

How is resident and client data handled?

All resident and portfolio data is processed under GDPR, held on infrastructure appropriate to your organisation's data classification requirements, and is never shared across client engagements. We're happy to complete your organisation's data processing agreement or supplier due diligence questionnaire.

What's the typical onboarding timeline?

Discovery through to live operation typically runs 4–8 weeks depending on portfolio size and system complexity, following the four-stage mobilisation process outlined above.
